En su fachada posterior, orientada al sur, el proyecto colinda con un arroyo el cual desemboca en un dique de 310 hectáreas de superficie, rodeado en gran parte, por la ciudad satélite; “Desarrollo La Primavera”. Las aguas reguladas para riego agrícola, logran un contexto residencial inigualable dentro de la ciudad de Culiacán, Sinaloa.
En su contexto inmediato, el predio colinda con andadores peatonales y se ambienta naturalmente de diversa vegetación y arbolado como; amapas, samanes, huanacaxtles, ceibas, olivos negros, lluvias de oro, sauces, sabinos, arrayanes, alamos entre otros.
On its rear façade, facing south, the project borders a stream which flows into a 310-hectare dike, largely surrounded by the satellite city; “Development La Primavera”. Regulated waters for agricultural irrigation achieve an unparalleled residential context within the city of Culiacán, Sinaloa.
In its immediate context, the property borders pedestrian walkways and is naturally surrounded by diverse vegetation and trees such as; amapas, samanes, huanacaxtles, ceibas, black olive trees, golden rains, willows, sabinos, myrtle trees, poplars among others.
La obra puso a prueba el amor al arte. Se presentaron una serie de adversidades de principio a fin, las cuales se fueron resolviendo cada una de ellas.

La vivienda se estructura con una lógica de muros laterales de concreto para soportar un claro de 15 m con dos vigas armadas y cuatro vigas “I” metálicas expuestas, las cuales se constituyen de un solo cuerpo, algunas reforzadas en su alma. Los muros de concreto, escalonados en su fachada oriente, bañan de luz el interior de la vivienda para lograr un espacio con diferentes personalidades a lo largo del día y según la estación del año. La cimbra de los muros de concreto se propone siguiendo el criterio de evitar desperdicio, por lo que se moduló en retícula de 2.44 m x 1.22 m medida estándar de las hojas de cimbraplay logrando así; una modulación horizontal aparente reticulada, reticulada por cimbra de tuinos de madera. El proyecto estructural se integra de dos sistemas constructivos; losa aligerada y losa de acero (lámina galvanizada y vigas metálicas).

The structural project is integrated into two construction systems; lightened slab and steel slab (galvanized sheet and metal beams).
Un reto relevante, fue la reactivación de la obra la cual se pauso por cuestiones económicas (COVID). También se resolvió con el cliente el alcance del tamaño del proyecto, ya que en algún momento se solicitó la disminución a una tercera parte de su tamaño original. Lo anterior, nos llevo a optimizar el costo de la obra, rediseñando y re calculando la construcción de la obra.
El interior se focaliza en una doble altura que es el epicentro de la convivencia donde resalta la composición de materiales crudos. El espacio con aroma de acero, piedra, concreto y maderas da un toque semi frio sinónimo de la sal en un postre dulce. El cielo es losa de acero con vigas expuestas adornada de instalaciones de iluminación aparentes. Ambas difuminadas en un color negro semi mate. Las instalaciones de iluminación en doble altura forman un ramaleo respetando las entrecalles de la lámina galvanizada buscando simetría entre vigas secundarías del cielo. Mientras que las dos trabes armadas transversales principales de azotea soportan en su cara exterior las cargas de las losas aligeradas inclinadas, estas trabes; reciben en su cara interior a las vigas que cargan la losa de acero tipo plana, entendiendo así las implicaciones de dos cargas de distintos sistemas constructivos interconectados de manera lateral. Lo anterior con la finalidad de lograr un interiorismo indicado sincero y expuesto. Las losas inclinadas techan las dos recamaras con terminado blanco en yeso, la losa plana techa la doble altura transmitiendo en su interiorismo calidez con el piso de ingeniería.
A relevant challenge was the reactivation of the work, which was paused due to economic issues (COVID). The scope of the project size was also resolved with the client, since at some point it was requested to reduce it to a third of its original size. The above led us to optimize the cost of the work, redesigning and recalculating the construction of the work.
The interior focuses on a double height that is the epicenter of coexistence where the composition of raw materials stands out. The space with the aroma of steel, stone, concrete and wood gives a semi-cold touch synonymous with salt in a sweet dessert. The ceiling is a steel slab with exposed beams adorned with visible lighting installations. Both faded in a semi-matte black color. The double-height lighting installations form a branch line respecting the gaps in the galvanized sheet, seeking symmetry between secondary beams in the ceiling. While the two main transverse reinforced roof girders support the loads of the inclined lightened slabs on their exterior face, these girders; They receive on their interior face the beams that load the flat steel slab, thus understanding the implications of two loads from different construction systems interconnected laterally. The above in order to achieve a sincere and exposed interior design. The inclined slabs roof the two bedrooms with a white plaster finish, the flat slab roofs the double height, transmitting warmth in its interior design with the engineered floor.
La versatilidad del proyecto, se compone gracias a muros corredizos y ventanales que se ocultan y/o apilan en muros fijos sin interrupción del flujo natural. La recámara secundaría/ estudio logra conectarse/ privarse de la convivencia desde la doble altura, el epicentro, por medio de un muro corredizo de 4m aproximadamente de largo, soportado y guiado por los patines exteriores expuestos de la viga superior e inferior que se limita en la doble altura.
Desescalarte en la doble altura rodeado de elementos y destellos de luz por la tarde es una sensación diferente. En ese espacio, doble altura, se puede apreciar un detalle estructural; el peralte de la viga que soporta la escalera del extremo derecho sube unificándose con el pasillo perimetral y el soporte frontal de la vivienda, este elemento respeta sus lineas, continúa el peralte y el mismo patín del mismo de 2” que le da pie al poste del barandal de 2”x 2” el cual además ayuda a reforzar la frontera subsecuente del firme de concreto y la madera. La secuencia del patín superior además de soportar el barandal es también el soporte del muro corredizo de la recámara secundaria que se abre y conecta así a la doble altura.

The upper skate sequence, in addition to supporting the railing, is also the support for the sliding wall of the secondary bedroom that opens and thus connects to the double height.

En la terraza posterior, las vigas metálicas transversales principales se unen con las secundarias en machimbrado y pernos, enfatizando la vista del arroyo al dique y su contexto natural. Siempre privándose del andador por un muro perimetral con altura estratégica para disfrutar de la vista con intimidad. El vano colindante al jardín de la terraza se abre en su totalidad recibiendo a los vientos del suroeste, llevándolos hasta el interior de la vivienda siempre y cuando el ventanal que divide la terraza del epicentro lo permita, por su versatilidad, es decisión de quien la habita. La recámara principal la cual se encuentra en la parte superior sobre la terraza, también recibe los vientos sureños, esta recámara aislada térmicamente, enfatiza las copas de la vegetación, también desde su jacuzzi con opción a integrarse con el exterior.
